How to apply for NSFAS private accommodation
Getting NSFAS funding and getting NSFAS to pay for a private room are two separate steps, and the second one confuses almost everyone - which is why universities publish their own how-to documents every year. This guide explains the process in general terms. The exact screens, dates and rules change from year to year and differ between institutions, so always confirm the current process on nsfas.org.za and with your own residence or financial aid office.
First: two routes, depending on your institution
At some universities and TVET colleges, students apply for accredited private accommodation through the NSFAS student accommodation portal, inside their myNSFAS account. At others, the institution runs the process itself: it accredits private providers, publishes its own list and captures your accommodation details for NSFAS. Your institution's residence or financial aid office will tell you which route applies to you - ask before you start looking.
The typical steps
Whichever route applies, the process usually looks like this:
- Confirm your funding. You need approved NSFAS funding and to be registered (or provisionally accepted) for the year.
- Find accredited accommodation. Use the NSFAS portal, your institution's list, or search DigsConnect with the NSFAS filter on - see how to find NSFAS accommodation near you.
- Apply for or select the property. On the portal you request a bed at a specific accredited property; on the institution route you submit the provider's details and your lease to the residence or financial aid office.
- Wait for the provider to accept and confirm the bed.
- Sign the lease - read it first with our lease checklist.
- Payment is then made for the accredited accommodation, up to the cap for your area. Depending on your institution it goes directly to the provider or through the institution.
What to have ready
- Your ID number and myNSFAS login details (never share your password with a landlord or agent)
- Student number and proof of registration
- The property's name and address, and proof that it is accredited for the current year
- The signed lease, with the monthly or annual rent stated clearly
- Your own contact details kept up to date on myNSFAS, since confirmations arrive by SMS and email
Common mistakes that delay payment
- Signing for accommodation that is not accredited, or whose accreditation has lapsed.
- Rent above the NSFAS cap for the area - you would have to pay the difference yourself. See the allowance amounts.
- Moving in before the provider has confirmed you on the system.
- Missing your institution's deadline for submitting the lease.
- Changing accommodation mid-year without telling your institution and NSFAS.
- Paying an agent to "fast-track" an application. Nobody can do that.
While you wait
Allowance payments follow the academic calendar and often start after you move in. Ask the provider in writing how they handle the first month or two, and whether a deposit is required from NSFAS-funded students.

Search student accommodationFrequently asked questions
Where is the NSFAS accommodation portal?
Students reach it by logging in to their myNSFAS account on the official NSFAS website, nsfas.org.za. Only use the official site, and check with your institution whether it uses the portal or manages private accommodation itself.
Can I apply for private accommodation before my NSFAS funding is approved?
You can look and enquire, but the accommodation allowance only applies once your funding is approved and you are registered. Ask providers whether they will hold a bed and on what terms.
Does NSFAS pay the landlord or the student?
It depends on your institution and the year. Payment may go directly to the accredited provider or be handled through your institution. Confirm with your financial aid office.
What if my rent is more than the NSFAS allowance?
The allowance is capped. If the rent is higher than the cap for your area and accommodation type, you are responsible for the difference, so compare the full yearly cost with the cap before signing.
Can I choose accommodation that is not accredited?
You can live there, but NSFAS will generally not pay the accommodation allowance for unaccredited private accommodation.
